What is a Buyer's Broker/Agent?

Even though a traditional agent may spend hours and hours with you, their allegiance isn't to you at all. It's to the seller, and their main motivation is to get as much money out of you as possible. There are two reasons for this. One, it makes the seller happy to get a lot of money. Two, the agent's commission is based on a percentage of the selling price. The more you pay, the more the seller's agent makes.

The buyer's broker job is to get the BUYER the lowest price on the best terms. The buyer broker will provide the true facts as to value, market/neighborhood conditions, and obvious physical defects of the home you're looking to purchase. And most importantly, a buyer's broker has a legal and ethical obligation to put your interests first!
